A steady, family-owned partner for the campuses West Portal calls home.

A focused Tuesday walkthrough at Sunset and Sloat, so the spaces your students, staff, families, and worship community count on every week feel as cared for as the people inside them.

Transformative learning deserves quiet operational support. Two campuses. One standard. A partner who stays out of the way and keeps the day moving.
02 - Why we're herePrepared for West Portal Lutheran
A conversation, turned into a practical plan

Built around the conversation we just had.

Two campuses to keep clean, safe, and welcoming. A worship community that counts on the building feeling tended every weekend. A facilities operation that should hum quietly in the background - never a distraction, never the headline.

01

Who is UFG, and why are we a good fit for a K-8 Lutheran school running two San Francisco campuses?

02

What would we actually do, day to day and weekend to weekend, at Sloat and Sunset?

03

What does the Tuesday walkthrough look like, and what do you have in writing afterward?

04 - Company profilePrepared for West Portal Lutheran
Background information

A regional facilities company where the owners still answer the phone, and the relationships tend to outlast the contracts.

UFG started with janitorial roots and grew into a full-service partner because clients kept asking for one accountable team instead of four separate vendors and four separate invoices.

1987

Al begins his facilities career hands-on, learning the trade from the ground up before leading teams of his own.

1998

United Facilities Group is founded to bring reliable, owner-led facilities care to Northern California.

2009

Service lines expand into comprehensive facilities management, full-scope janitorial, and building maintenance.

2022

Landscaping is added so clients can run interior, exterior, and campus-readiness work through one partner.

Today

A 300-person team supports nightly work, projects, events, and urgent calls without ever losing the local touch.

05 - How we treat your schoolPrepared for West Portal Lutheran

We protect the rhythm of your school day.

The goal is simple: West Portal should feel cared for without your teachers, administrative team, families, or worship community having to work around us.

One partner for cleaning, maintenance, plumbing, grounds, and the work in between.

02

Plumbing repairs and first-response, HVAC filters, lighting, exit signs, door hardware, paint touch-ups, roof and gutter checks, work-order tracking, and one number to call when something needs attention now.

03

Landscaping

Weekly mow, edge, and blow. Clean sightlines, proactive pruning, irrigation checks, seasonal color, playground surfacing review, IPM-aligned weed and pest control, and quick storm response.

04

Special Projects

Summer deep cleans, floor strip-and-wax, carpet extraction, event resets, pressure washing, window cleaning, hauling coordination, paint touch-ups, and seasonal campus-readiness work.

05

Facilities Management

Work-order coordination, preventive-maintenance calendars, vendor supervision, quality walks, supply tracking, monthly reporting, and a single accountable contact for both Sloat and Sunset.

06

Emergency Response

Urgent cleanups, plumbing call-outs, leak coordination, restroom outages, event support, storm cleanup, and weekend readiness so worship and school can keep moving without a hiccup.

07 - Two campuses, one partnerPrepared for West Portal Lutheran

Sloat and Sunset, run as one operation by one team.

Sloat - 200 Sloat Blvd

Grades 4-8, worship, gym, and shared community spaces.

Sanctuary, Fellowship Hall, Haake Hall, Janssen Hall, classrooms, gymnasium, middle-school sports, and the rhythms of extended care.

Sunset - 3101 Moraga Street

K-3 classrooms, playground, and after-school care.

A bright primary campus where first impressions, safe surfaces, and age-aware cleaning matter every single day.

One supervisor. One standard. One reporting cadence. No split-vendor friction between campuses.

08 - Built around your calendarPrepared for West Portal Lutheran

Your calendar drives ours, not the other way around.

August

A full deep-clean reset before students arrive: gym refinish, restroom restock, classroom prep, and a building that feels new again.

In session

Nightly janitorial, weekly landscape, monthly maintenance walks, and a QA cadence that catches small things before they become big ones.

Drop-off

Out of the way. No equipment in walkways during arrival, dismissal, or recess, and never in front of a parent.

Events

CYO games, PTL gatherings, the Christmas Faire, worship resets, and next-day readiness so Monday starts on time.

Breaks

Strip-and-wax, carpet extraction, deep restroom service, glass, paint, and the summer projects that make August feel possible.

09 - Faith community awarenessPrepared for West Portal Lutheran

A ministry first, a school second, a building third.

West Portal Lutheran is not just a campus. Worship, chapel, school life, after-service fellowship, and family events share the same rooms, sometimes within the same morning.

Sanctuary

Cleaned carefully, and never rearranged without church direction.

Sacred materials

Altar linens, hymnals, communion-rail areas, and worship details are handled only as instructed, never on assumption.

Fellowship Hall

Respect the constant flip between school assembly, after-service coffee, PTL meetings, and events.

Church calendar

Coordinate before any work in worship spaces during high-attention seasons and gatherings.

We will never be the loudest part of your day.

10 - Compliance & safetyPrepared for West Portal Lutheran

Quiet, careful, and documented - the way schools should be served.

For your students
  • Background checks and Live-Scan fingerprinting for every staff member assigned to your campuses.
  • Mandated-reporter awareness and clear behavior expectations around children.
  • Green Seal, EcoLogo, and EPA Safer Choice products wherever student exposure matters.
  • Healthy Schools Act and IPM-aligned logs, notices, and recordkeeping, kept current and shareable on request.
For your buildings
  • OSHA-aligned safety training for chemicals, ladders, bloodborne pathogens, and slips.
  • Certificate of insurance issued to West Portal Lutheran, with any additional insureds you specify.
  • Careful work around legacy materials, plumbing systems, and the realities of an aging-building footprint.
  • A documented response procedure for illness clusters, plumbing emergencies, and any urgent cleaning need.
11 - Why UFG fits WPLPrepared for West Portal Lutheran

A family-owned regional partner, not a national vendor with a Bay Area zip.

Call centers and ticket queuesA direct line to Amy and the President's office.
Constant cleaner turnoverStable, trained crews with field-coach QA walks.
Cookie-cutter checklistsScope built campus-by-campus, after the walkthrough.
Surprise chargesA transparent monthly rate and written change orders only.
Slow weekend responseSaturday and Sunday coverage built around your worship schedule, not bolted onto a weekday route.

If a UFG team member ever performs below your standard, call Amy. We make it right that day, not next week.

12 - Pricing modelsPrepared for West Portal Lutheran
Measured first, quoted second

Pricing should feel predictable, never mysterious.

We will not guess at a number before we have walked both campuses with you. After Tuesday, Amy sends a written scope with clear, comparable line items WPL can budget around, adjust, or split.

Monthly flat rate

Janitorial

Nightly or scheduled cleaning, priced by square footage, frequency, restroom count, floor type, supply handling, and event rhythm.

Retainer or hourly

Maintenance & Plumbing

Pick a monthly preventive-maintenance cadence, an on-call hourly rate for plumbing and building repairs, or a hybrid with pre-approved response windows.

Monthly plus seasonal

Landscaping

Recurring grounds care, with seasonal color, irrigation repairs, storm cleanup, and larger landscape projects approved separately.

Written quotes

Special Projects

Summer deep cleans, floor work, pressure washing, painting, hauling, and event resets are quoted before work begins.

Final pricing follows measured scope, staffing plan, service frequency, supply expectations, insurance requirements, and campus access windows. No guesswork. No fine print.

13 - Contract arrangement optionsPrepared for West Portal Lutheran

Start focused, or bring both campuses under one operating standard.

Option 02

Bundled campus care

Combine janitorial, maintenance and plumbing, landscaping, and routine facilities work into one monthly program: one supervisor, one review cadence, one invoice.

Option 03

Phased by campus

Launch Sunset and Sloat together, or phase one campus first if WPL wants a softer operational transition.

Term choicesA 90-day launch period, an annual agreement, or a multi-year arrangement with a planned rate-review window.
ControlsWritten scope, COI and additional-insured language, approved change orders only, a clear cancellation window, and a monthly service review.
ReportingNamed contacts, site notes, QA walks, supply tracking, and documented issue resolution, month over month.

15 - Confirm TuesdayPrepared for West Portal Lutheran

Robert, you are booked Tuesday at 3:00 PM.

We have the call held for Tuesday, May 5, 2026 at 3:00 PM. If it would be more useful, Amy can turn that same touchpoint into a free campus walkthrough with Letty Miranda, UFG President, so you leave with a written readiness summary instead of just a conversation.

"Transformative Learning. Purposeful Living." That is West Portal Lutheran's promise to families. Ours is that the buildings will quietly reflect it, every single day.
